In the urban part of Grosuplje, just 5 minutes on foot from the primary school, with quick access to the motorway and all other infrastructure, we are renting out a fully furnished house. The house is only a 10-minute drive from Ljubljana and also has a connection to Ljubljana public transport - bus no. 3G.

• Lower ground floor: larger entrance hall, large garage for one car, recreation room, toilet and boiler room, where there are two large hot water storage tanks, a water filtration system and a network cabinet.
• Raised ground floor: open-plan kitchen with dining area, living room with fireplace, room/bedroom, utility room and guest toilet. At the rear there is a large terrace with a built-in fireplace and summer kitchen. The terrace can also be accessed from the front via the side of the house.
• First floor: 3 bedrooms, 2 bathrooms and a wellness area with a sauna and Jacuzzi.

Technical equipment of the house:
The house is heated by a heat pump through underfloor heating, has an air conditioning system, and a smart home system, so you can control the lights, blinds, temperature, etc. all from your phone.

Furnishings & Move-in:
The house is fully equipped with all appliances as well as furniture. Before the tenant moves in, it will be repainted and cleaned for the new tenant. It will be available for move-in in approximately two months, after signing the lease agreement.

Landlord's condition for concluding the deal:

-   Minimum lease term of 36 months,
-   Security deposit amount: 5,000 EUR,
-  The tenant shall bear the cost of part of the additional services, i.e. preparation of the lease agreement, which includes the following actions by the agent: handover of the property and preparation of the handover report, assistance with the transfer of subscriptions, preparation and storage of photographic material, in accordance with the price list stated in the general terms and conditions of the real estate company, so that the tenant, for the advertised rent and lease duration, pays a one-time fee for additional services of 2,950 EUR plus 22% VAT, totaling 3,599 EUR. VAT is charged only on the additional services, not on the rent!
